How to Cut Damage Between Tenants: Five Fixes at Turnover

The same five kinds of damage show up at almost every move-out. Most of them can be stopped for the price of a few parts, installed while the unit is already empty.
1. Door stops behind every door
A door-knob hole is the most common wall repair we make. A door stop costs almost nothing and ends it.
2. Shelves and rods into studs
Closet shelves hung on light drywall anchors pull out under a full load. Fixed into framing, they stay.
3. Towel bars on proper anchors
A towel bar that comes off takes a piece of wall with it. Anchored properly, it does not.
4. Semi-gloss where hands go
Doors and trim in a harder-wearing sheen wipe clean instead of needing paint next time.
5. Closet door floor guides fixed down
A bifold or slider with a loose floor guide jumps its track, then gets forced, then breaks.
