What does The Apartment Turnovers do?

We get vacant apartments and rental units repaired and ready for the next resident: apartment turnovers, make-ready work, move-out repairs, drywall and wall repair, ceiling repair, interior painting, flooring repair and replacement, door and trim repairs, minor carpentry, fixture replacement and punch lists.

How much does an apartment turnover cost?

Every unit is priced on its own after a walkthrough, because two units with the same floor plan can need very different work. You get the price in writing before anything starts. Our cost guides explain what moves the number.

Is the walkthrough free?

Yes. The walkthrough and the written estimate are free, with no obligation.

What is the difference between make-ready and a turnover?

+

Make-ready is usually the lighter, mostly cosmetic list between residents. A turnover can include heavier repairs before the cosmetics can start. The walkthrough decides which one a unit needs, and the written scope names it.

Can you handle several units at once?

Yes. Send the unit numbers. Each unit gets its own walkthrough, scope and price.

Do you work to our standards?

Yes. Give us your paint colors, flooring spec and make-ready checklist and every unit we turn is brought to them.

Do I need to be there?

No. Your manager can let us in, or leave us a lockbox code. The scope and price arrive by email for you to approve.

Do you do cleaning?

No. Cleaning is not part of our scope. We finish the repairs so your cleaning team can go in last.

Do you do plumbing, HVAC or roofing?

No. Plumbing, HVAC and roofing are separate trades. Our work is the interior: walls, ceilings, paint, floors, doors, trim, carpentry and fixtures.

What happens if you find more damage once work starts?

We stop, tell you, and price the change before we go further.

What if it is an emergency?

+

We are open every day, 7:00 AM to 7:00 PM, not 24 hours. Outside those hours, fill out the form and mark it as an emergency, or call and leave a message, and we respond during business hours. Next-day walkthroughs can be booked when they do not conflict with other appointments. We take commercial work at short notice, after hours and at weekends, quoted per job.

Are you bonded and insured?

Yes, including workers' compensation and business liability coverage on every job.

What warranty comes with the work?

Our work is warrantied for 60 to 90 days. The term depends on the job, so ask which one applies when your scope comes through.

Do you provide a certificate of insurance?

Yes, with the proposal. Tell us who it needs to be addressed to.
