Kitchen and Bath Refresh for Rental Units
Cabinet doors hanging crooked, caulk gone black around the tub, a towel bar pulled out of the wall? The kitchen and bathroom are the two rooms every prospect opens and touches. We bring both back to showing condition between tenants.
What a Kitchen and Bath Refresh Covers
This is not a remodel. It is the list of small repairs that makes an existing kitchen and bathroom look cared for: caulk, grout, cabinet doors and hardware, the patch behind the stove, the paint, the floor. We do it in the same visit as the rest of the unit.
- Caulk and grout
- Cabinet doors, drawers and hardware
- Countertop and sink-area repairs
- Towel bars, hooks and accessories
- Patch and paint
- Kitchen and bath flooring
Caulk and Grout
Old caulk cut out and replaced at the tub, counter and backsplash. Stained grout cleaned and refreshed.
Cabinets
Doors re-hung, hinges and drawer slides replaced, loose boxes secured, pulls and knobs matched.
Counters and Sink Area
Chips, lifted edges and water-damaged sections at the counter and sink base repaired.
Bath Accessories
Towel bars, paper holders, hooks, mirrors and cover plates replaced like for like and anchored properly.
Patch and Paint
Walls patched behind the stove and around the vanity, then painted in your standard colors.
Floors, Doors and Trim
Damaged flooring in either room repaired or replaced, and doors, casing and baseboard put right.
Why Property Managers Send Us Kitchen & Bath Refreshes
What you get when a kitchen and bath refresh is on our scope.
The Two Rooms Prospects Check
At a showing, people open the cabinets and run the water. These rooms decide whether the unit feels cared for.
Refresh, Not Replace
Existing cabinets, counters and tile stay. We repair and refresh what is there, so the cost stays turnover-sized.
Same Visit as the Unit
Kitchen and bath work goes on the same scope as the walls, paint and floors, so there is no second contractor.
Bonded & Insured
Workers' comp and liability coverage while we work in your unit.
Kitchen and Bath Questions
What property managers ask before a kitchen or bathroom goes on the scope.
Do you do full kitchen or bathroom remodels?
No. This is the between-tenants refresh of the kitchen and bath that are already there. If a room needs more than that, we tell you at the walkthrough.
Can you replace a whole cabinet?
Where a like-for-like cabinet is available, yes. Tell us at the walkthrough and it goes on the scope.
Do you do plumbing or electrical?
No. We replace accessories and light fixtures like for like. Plumbing and electrical are separate trades, and we tell you when a room needs one.

How the Project Runs
- 1We walk the kitchen and bathroom and open, turn and run everything a prospect would.
- 2Each item that fails gets its own line and price on the written scope.
- 3Repairs first: cabinets, counters, walls and floors. Then caulk, grout, paint and accessories.
- 4We walk both rooms against the scope before the unit is handed back.
