Our Turnover Standard
Most turnover disputes start with a vague quote. So every unit we take on runs on the same written rules, before, during and after the work.
The One-Scope Rule
One unit, one written scope, one price, approved by you before anyone starts. Every item the unit needs is on it, and anything that is not on it does not get billed.
Every scope includes
- ✓A walkthrough of the vacant unit, room by room
- ✓Every item the unit needs, written down with its repair
- ✓One price for that unit, in writing, before work starts
- ✓The order the work will run in, and the ready date
- ✓Your paint colors, flooring spec and make-ready checklist, where you have them
When something changes
- ✓If opening a wall or lifting a floor shows more damage, we stop
- ✓You hear what we found and what it costs before we go further
- ✓Nothing is added to the price without your approval
After the work
- ✓Our work carries a 60 to 90 day warranty, depending on the job
- ✓Ask which term applies to your unit when the scope comes through
Hours and how to reach us
- ✓Monday to Sunday, 7:00 AM to 7:00 PM. We are not a 24-hour business
- ✓Outside those hours, fill out the form and mark it as an emergency, or call and leave a message. We respond during business hours
- ✓You can book a walkthrough for the next day, as long as it does not clash with an appointment already on the calendar
- ✓Commercial clients can book short-notice, after-hours and weekend work, quoted per job
What we do not do
- ✓Cleaning. We finish the repairs so your cleaning team goes in last
- ✓Plumbing, HVAC and roofing. Those are separate trades
- ✓New circuits or wiring. Fixtures are replaced like for like

- Bonded and insured. Workers' compensation and business liability on every job. A certificate of insurance comes with the proposal on request.
