What an empty unit costs per day

Monthly rent divided by 30. At $2,400 a month, every empty day costs about $80. A 10-day delay costs about $800, and a 30-day delay costs a full month of rent.

What your payback goal allows

Monthly rent times the months you want the turnover to pay back in. At $2,200 a month with a 3-month payback, that is $6,600 of gross rent. It is not a quote. It tells us how you think about the investment.

When an upgrade pays for itself

Extra cost divided by the rent increase it supports. If upgrades cost $3,600 more and support $300 more rent a month, they pay back in about 12 months.
